Tarp perimeter of home and protect all shrubbery.  Re-locate any deck furniture/belongings away from home.  Tear off existing shingles down to bare plywood.  Check for any bad plywood, if so, replace at a rate of $2.00 per sq. ft.  Remove all step flashing, counter flashing (if you have a chimney), pipe collars, apron and pan metal.  Install ice and water shield to all eaves, step flashing, counter flashing, pipe collars and valley areas. Install a premium roofing underlayment to entire roof area.  Install drip edge to perimeter of home.  Install starter strips to all rakes and eaves.  Install shingles (30 year architectual) to entire roof.  Install new metal pipe collars.  Install new step flashing, apron, counter flashing as necessary.  Install new premium ridge vent to all ridges of home.  Install new hip and ridge caps to all ridge vents.  Clean and remove all job debris.  Replace all deck furniture/belongings to original location.  Magnet sweep entire perimeter of home and driveway.

Spring Is Almost Here! Hanover, PA Roofers Are Booking Up Fast!

Today was the first beautiful day of the year!  Sun was shining, temperature was 75. Having the proper roof ventilation is very important!

The other day we went to a home that had a fairly new roof (5) years old.  The customer was complaining about leaks.  We went up to take a look and found that there was no roof ventilation.  Moisture had seeped into the plywood and underlayment.  When we took the shingles off in the problem areas, this is what we found (see pictures below).  The customer did not have any ridge vent, soffit or gable vents.  The moisture had damaged the plywood.  We always suggest that you have the proper roof ventilation before we install any roof.  What we suggested to the customer is to install DCI Smart Vent in his attic so his roof will not have further damage.  The cost so far of the damage is $1,000.00, plus whatever the cost of the Smart Vent.  Homeowners need to have proper roof ventilation if they want their roof to last.  As you can see in the picture with the nail is rusted from moisture in the plywood.  Give us a call today 443-314-8950.  We will sell you a roof that will last with the proper materials.

1.  What is the current age of your roof?

Take a look at your roof to see if you have any missing shingle tabs.  If you do, make sure you get them replaced as soon as possible.  Water will go underneath the missing tabs and cause water damage to your roof decking and eventually soak your insulation and damage your drywall.

5. Chimney flashing

Your chimney flashing is definitely one of the first things that will deteriorate due to the roof cement that is used.  Roofing cement does not last 25 years.  You will need to maintenance this area throughout the roof's life.  If you don't keep this maintained eventually the tar and roof cement will fail.  All chimney flashing should be ground into mortar.

6. Shingle granules in the gutters

If you see shingle granules in your gutters most likely your shingles are worn out.

If you ever get up on your roof and walk around and notice that there is a soft spot in your roof decking, this is generally a sign that your plywood roof deck is damaged from water. If you have an attic access, go up to see if there is any plywood that is discolored or if you see light coming through the plywood.
