3. Roof Valleys
Roof valleys are designed to and carry the greatest volume of water on your entire roof system. If you are missing shingles in the valley area then you will most likely have a leak.
4. Missing shingles
Take a look at your roof to see if you have any missing shingle tabs. If you do, make sure you get them replaced as soon as possible. Water will go underneath the missing tabs and cause water damage to your roof decking and eventually soak your insulation and damage your drywall.
5. Chimney flashing
Your chimney flashing is definitely one of the first things that will deteriorate due to the roof cement that is used. Roofing cement does not last 25 years.
